Hi Cindy and Jerry,

 A lot has happened since I last spoke to both of you. First of all, I have now purchased three separate properties in Oregon with the proceeds of my rental house. I paid cash for the half acre house on the Santiam River ($235,000). I had $83,000 left over and was able to purchase two additional half acre properties (buildable land only). One lot is a half acre on the river about 10 miles from the house I purchased ($55,000). You can literally fish and swim right off the back of this lot. The second is a half acre in Detroit Oregon about 40 miles from Salem ($28,000). Every single one of these properties is absolutely beautiful. Oregon has yet to experience the huge surge in property values that California and other states have experienced.

 I used the 1031 tax exchange for all these purchases. It has been extremely easy to facilitate. I simply sold my rental house and had the money transferred to a special account at Burbank Investor Services. They took care of wiring the money to pay for the properties. I do not have to pay any capital gains tax on the equity I made off my rental. Oregon has no sales tax and the property taxes are very reasonable (only $1,300 a year on the beautiful house I purchased).

 The realtor I have been working with is outstanding. I couldnt recommend him highly enough. He told me if I had anyone interested in buying property in his area of expertise he would provide them a very nice place to stay. He offered this to me as well; however, I wanted to spend as much time with my mother as I could so I stayed with her instead.

 The people I have encountered in Oregon are very friendly and helpful. I wish I could move to Oregon sooner than I will be able to. Life is just slower there. People dont mind stopping to help or answer a question.
